If you’re a major film buff, you’ve surely spent your fair share of time cheering, jeering and tearing up at the impeccable performances of Denzel Washington. Over the years, the New York native has garnered a reputation for being highly selective in his roles and performing near-exclusively in critical powerhouses. His most recognizable work has seen him taking on intense characters in “Training Day,” “The Book Of Eli,” “Fences,” “Malcolm X” and the “Equalizer” trilogy. Though the 70-year-old has become a fixture in modern Hollywood, he’s recently been open about his desire to retire in the coming years, leaving many fans highly curious about his next moves. To understand more about how the acclaimed actor spends his time, this seems like a good opportunity to explore Denzel Washington’s real estate portfolio. With any luck, we may even learn a few slick investment tips along the way.

A brief glimpse at his purchase history will reveal that the Academy Award winner has owned homes across both coasts and shared nearly all of them along the way with his spouse, fellow actor Pauletta Pearson. During a 2018 interview with People, Washington credited his wife with building a loving environment by his side, explaining, “The difference between a house and a home, it’s a big difference. You can buy a house, but that doesn’t make it a home – and not to say a man can’t make a home a home, but my wife has made our house a home, and raised these beautiful kids… she did the heavy-lifting.”

Inside Denzel Washington’s Primary Residence

Nearly 30 years ago, Denzel Washington and Pauletta Pearson purchased two neighboring lots in the Beverly Park neighborhood of Los Angeles. Since then, they have merged the properties into a large, imposing mansion that continues to serve as their home base to this very day. The couple considers this estate to be their primary residence and has signaled an interest in staying in the home for the foreseeable future. The Beverly Park lots were initially purchased for just under $6.5 million, after Washington personally negotiated the price with former Disney CEO Michael Eisner. Per a 1996 issue of the LA Times, Eisner had other offers at a higher price point, though it seems he simply couldn’t resist that trademark Denzel charm.

It’s not hard to see why this sprawling estate has become number one on the call sheet for Denzel to call home. The two-acre property contains a nearly 30,000 square foot mansion with a 5,000 square foot guest house around back. Between the two structures, Denzel has nine bedrooms and 15 bathrooms at his disposal, along with a beautifully manicured yard. Outside, you’ll find a large in-ground swimming pool and a full tennis court, offering plenty of space to host events, get a little exercise and cool off after a few days of scorching California heat.

A Malibu Mansion for the Stars

While the Beverly Park address serves as Denzel Washington’s primary home, he has owned many other properties throughout the years. One destination for the “Gladiator II” actor included a mansion in Malibu, California, which previously served as the home to multiple A-listers. Unfortunately, we don’t have the exact specs on when the unit was purchased, nor what Washington spent for the property. Still, we can confirm that the 3-bed, 2-bath beach house has also belonged to acclaimed singers “Captain” Daryl Dragon and Toni Tennille, as well as Jimmy Page, Jan-Michael Vincent, and more. The home includes high ceilings, large window fixtures offering panoramic views of the coast, and a fully stocked gym, complete with a Jacuzzi-brand hot tub. California pepper trees and juniper plants dot the property’s landscape, providing a natural enclosure for optimal privacy. Denzel held onto this spot for some years before agreeing to offload it, and today it can be rented for just under $500 per evening, according to a write-up in Luxify.

Denzel’s Luxury Manhattan Apartment

As stated, Denzel Washington has spent time on both coasts. Though his portfolio seems to favor property in California, the Academy Award winner also purchased a $13 million apartment in Central Park back in 2006, per Business Insider. The home, located in the most expensive building in Manhattan at the time of purchase, features a limestone exterior, 14,000 square feet of workout space, and an in-house restaurant with a valet and butler service. Clearly, this building offers the height of luxury to its multi-millionaire tenants, making it an ideal spot for wealthy actors and performers to call home.

Robert De Niro, Sting, and Nascar champion Jeff Gordon have previously counted themselves tenants. Denzel Washington’s specific top-floor unit came packed with a home theater, large skylights and access to a 75-foot swimming pool. There don’t seem to be any public records of Denzel Washington selling the place, though it’s difficult to believe that he’s still paying property taxes on this unit while spending most of his time in Los Angeles. Either way, you can rest assured that the residents of the Central Park West building are living large.

He’s Lived in More Than One Los Angeles Estate

It’s somewhat fitting that, at the time of this writing, Denzel Washington’s first major home purchase and most recent home purchase are practically right next door to each other. After growing up in the Mount Vernon neighborhood of New York and eventually making the pilgrimage to California to pursue acting full time, Denzel purchased a place in the Toluca Lake neighborhood of Los Angeles. According to Architectural Digest, he bought the property for $1.1 million in 1988. The home offered four bedrooms, four baths and a sweeping dining room that would make Jay Gatsby shed a tear. At 6,300 square feet, the unit allowed plenty of space for a home theater, fully-loaded spa and a balcony overlooking the pool. The property also touts a gorgeous koi pond in the backyard, along with a fire pit and seating area ideal for a cookout with friends, neighbors, and Oscar voters.

Denzel sold the Toluca Lake estate for $1.9 million in the year 2000, though his latest real estate purchase can be found less than 15 miles away in Century City. Per the previously-mentioned write-up in AD, the property was purchased for nearly $11 million in 2022. Much like Washington’s Beverly Park estate, this home was initially composed of two neighboring residences. The previous owner, Saudi Arabian Princess Reema bint Bandar Al Saud, merged the two homes into one enormous condo before selling, accounting for a unit of 8,150 square feet. Inside, you’ll find six bedrooms, eight bathrooms and herringbone-patterned hardwood floors. Like Denzel Washington’s previous purchases, this home offers an open floor plan, a massive dining area, and plenty of room to entertain guests. “Friends” actor Matthew Perry previously called the address home, as well as pop icons like Paula Abdul and Rihanna.

What’s Next for Denzel Washington?

For now, there’s no way of knowing exactly where Washington will settle down for the long haul. With potential plans to retire from acting, it’s possible that the A-lister could be planning to move out of the major cities, and find some place a bit quieter to call home. Even still, Denzel has displayed with his role choices that he exercises tremendous judgment in his career. Wherever he winds up next, we can rest assured he’ll be right at home, as long as Pauletta is by his side.
