🤔 Townhouse or condo? What’s the difference? Oftentimes homebuyers will lump condos and townhomes together here in Florida. But, is that an accurate way to do it? Condos and townhomes may seem pretty similar to one another, but there are a couple differences to make note of. 👉🏾 Typically, townhomes will provide you with more space, have multiple levels, and a garage space for you 👉🏾 Condos often are smaller 👉🏾 But, what we have to realize is that sometimes the terms “condo” and “townhome” relate more to terms of ownership versus architecture. 👉🏾 In the past, condos used to have more amenities than a townhome would. However, this has changed in Florida, with a lot more townhomes coming with amenities than before. So, you may still have a beautiful community pool, gym, etc with a townhome! 👉🏾 The biggest difference lies in the HOA. With a condo, you own your individual unit, but the rest of the areas are jointly owned by you and with the rest of the condo residents (i.e. pool, common areas). 👉🏾 Whereas, with a townhome, you own your unit and the land that it is on. Depending on the HOA, they may or may not take care of the exterior of a townhome.
